Instead, we present a complete financial picture from your very first conversation with us.
Your total cost of living in one of our apartments is shaped by five distinct factors: base lease rate, included amenity access, optional enhancement selections, seasonal utility estimates, and one-time onboarding costs. None of these are hidden. None are sprung on you at contract stage.
We don't bundle services you won't use into an inflated monthly figure. If you don't want valet parking, you don't pay for it. If you want daily housekeeping rather than weekly, the exact cost difference is documented before you decide. This modular approach means two residents in identical floor plans may pay different amounts — because they've chosen different living configurations.

We arrange a viewing at a time that suits you — weekday, evening, or weekend. You'll see the specific unit available, not a show flat. We walk through the cost document together on-site.
Lease Preparation
If you decide to proceed, our lease is prepared within five working days. It reflects exactly the figures in your cost document. We encourage you to have it reviewed independently.
Move-In & Orientation
On your move-in day, you receive a full orientation: building access, concierge introduction, amenity walkthrough, emergency procedures, and your personalised welcome guide.
Common Questions About Our Pricing
Because your cost depends on which unit you choose and which optional enhancements you select. Publishing a single figure would be misleading. Instead, we provide a personalised cost document within 48 hours of your first conversation — tailored exactly to your preferences.
Your base lease rate is fixed for the duration of your lease. Utility costs reflect actual usage and may vary seasonally. Enhancement selections can be adjusted monthly at your request — you're never locked into add-ons.
Your deposit is returned within 14 calendar days of your departure, subject to a standard end-of-tenancy inspection. Any deductions are itemised in writing with photographic evidence. In 2024, 91% of departing residents received their full deposit back.
Pets are welcome. We offer an optional Pet Amenity Package that includes a ground-floor washing station, waste bag dispensers, and a small exercise area. This is an optional monthly enhancement — you only pay if you choose it.
We assess each application individually. In most cases, proof of income or savings sufficient to cover the lease term is adequate. We discuss this openly during your initial conversation rather than surprising you with requirements at contract stage.
